Cape Light Compact Awards 2.2 Million Dollars in Incentives to Affordable Housing Development in Edgartown

South Yarmouth, MA – 

Cape Light Compact has contributed $2.2 million dollars in energy efficiency incentives to Meshacket Commons, a new affordable housing project developed by Island Housing Trust and Affirmative Investments. The incentives were awarded through Cape Light Compact’s High-Efficiency Multi-Family New Construction Program with enhanced incentives for low-and –moderate income projects.

Meshacket Commons is an income restricted forty-unit affordable housing property consisting of thirty-six rental units and four homeownership units constructed at 38 Meshacket Road in Edgartown. The development will serve residents making 30-100% of area median income (AMI) for rentals and 90-120% AMI for homeownership opportunities.

The development is designed to meet and exceed the current Mass Save Residential New Construction Program energy savings baselines. The construction utilizes high-performance design based on Passive House principles. Passive House design focuses on robust insulation and air tightness, high-performing glazing, and simplified mechanical systems to achieve significantly lower energy use while creating a comfortable and resilient space for inhabitants.

Meshacket Commons is an all-electric construction with no fossil fuel burning equipment on site. It features high efficiency building envelopes and air source heat pump technology for space heating, cooling, and hot water heating loads. As a result of advanced design choices,, future residents will see reduced energy usage compared to less energy efficient construction practices.

Applications for the rental units closed at the end of 2025 and residents are expected to move in this spring.

Meshacket Commons is one of the final projects to receive enhanced incentives through the High-Efficiency Multi-Family New Construction Program, which was phased out at the end of the 2022-2024 energy efficiency plan.
